How this calculator works
Stamp duty is a state tax on the property transfer document, and the registration fee is charged for recording it in government records. Both are usually a percentage of the property value and are paid by the buyer at registration.
Choosing a state pre-fills indicative rates, which you can edit. Rates differ by state and can also depend on the buyer (some states offer concessions for women buyers), the property type and the location. Always check the current rate with your sub-registrar office or the state’s registration portal.
Duty is generally calculated on the higher of the agreement value and the government circle rate (guideline value) for that location.
Formula
Stamp Duty = Property Value × Stamp Duty Rate
Registration Fee = Property Value × Registration Rate (subject to any cap)
Total = Stamp Duty + Registration Fee
Assumptions
- A single flat rate is applied. Slab-based or concessional rates must be entered manually.
- Property value is the higher of agreement value and circle rate.
- Additional fees such as pasting, scanning or e-stamping charges are not included.
Frequently asked questions
Who pays stamp duty in a property sale?
In India the buyer usually pays stamp duty and the registration fee, unless the sale agreement says otherwise.
Is stamp duty charged on the circle rate or the deal value?
Generally on whichever is higher. If you buy below the circle rate, duty is still calculated on the circle rate, and the difference may have income-tax implications.
Do women get a stamp duty concession?
Several states offer lower rates or rebates for women buyers or joint ownership with women, sometimes subject to a value cap. Check your state’s current notification and enter the applicable rate here.
Can stamp duty be included in my home loan?
Lenders generally exclude stamp duty and registration from the financed property cost, so plan to pay them from your own funds.
