How this calculator works

Total cost of ownership adds up every rupee a home costs beyond its price. It has three parts: one-time charges at purchase (stamp duty, registration, brokerage, legal fees, parking and club charges), the interest on your home loan, and recurring running costs (maintenance, property tax, insurance and repairs).

Running costs rarely stay flat, so the calculator raises them every year by the rate you set. Loan interest is calculated month by month on the reducing balance for the period you own the home.

Your down payment and the principal you repay are shown separately. They are cash you spend, but they build your equity in the home rather than being a cost, so they are kept out of the cost-of-ownership figure.

Formula

One-time = Stamp Duty + Registration + Other One-time Costs

Recurring = Σ (Maintenance × 12 + Property Tax + Upkeep) × (1 + g)^(year − 1)

Cost of Ownership = One-time + Loan Interest + Recurring

Total Cash Outflow = Cost of Ownership + Down Payment + Principal Repaid

g
yearly increase in running costs

Assumptions

  • Stamp duty and registration use the editable state rates shown.
  • The loan is a fixed-rate EMI loan. Interest is counted only for the ownership period.
  • Property appreciation, rental income and tax benefits on home loans are not included. Use the ROI calculator for returns.

Frequently asked questions

What is included in the total cost of owning a home?

One-time purchase charges (stamp duty, registration, brokerage, legal fees, parking, club and deposits), home loan interest, and recurring costs such as society maintenance, property tax, insurance and repairs.

Why is the down payment not counted as a cost?

The down payment and the principal portion of EMIs buy you ownership of the home, so they turn into equity. Interest and charges are spent and do not come back, which is why they make up the cost of ownership.

How can I reduce the cost of owning a home?

Prepay your loan to cut interest, compare maintenance charges between projects, check whether you qualify for stamp duty concessions, and negotiate brokerage and add-on charges before booking.
