How this calculator works
Price per sq.ft is the standard way to compare properties of different sizes. Divide the total price by the area to get the rate. Or multiply a quoted rate by the area to get the total price.
Sellers often quote the rate on super (saleable) area, which includes walls, balconies and a share of common areas. Add the carpet area from the RERA registration or agreement to see the effective price per usable sq.ft. That is the fairest way to compare two projects.
Formula
Price per sq.ft = Total Price ÷ Area (sq.ft)
Total Price = Rate × Area
Per sq.yd = Per sq.ft × 9; Per sq.m = Per sq.ft × 10.7639
Effective carpet rate = Total Price ÷ Carpet Area
Assumptions
- The total price you enter is the base price. Add PLC, parking or club charges to it if you want an all-inclusive rate.
- Stamp duty, registration and GST are not included.
- Carpet area must be entered in the same unit as the quoted area.

How do I calculate price per sq.ft?
Divide the total price by the area in square feet. For example, ₹95 lakh for 1,250 sq.ft is ₹7,600 per sq.ft.
Should I compare on super area or carpet area?
Carpet area. Loading on super area varies between projects, so two flats with the same super-area rate can have very different usable space. RERA requires builders to disclose carpet area.
How do I convert a rate per gaj to per sq.ft?
Divide the rate per gaj (sq.yd) by 9. For example, ₹45,000 per gaj is ₹5,000 per sq.ft.
