How this calculator works

Buying a new flat involves three moments of payment. The booking amount secures the unit. Instalments during construction follow the payment plan. The possession balance is due when the builder offers possession.

Possession usually brings extra costs that catch buyers off guard: stamp duty and registration at the time of the sale deed, and builder charges such as maintenance advance, IFMS or sinking fund, and club membership. The calculator adds these to the possession balance to show the full amount due.

If your home loan will fund part of the possession balance, enter it to see the cash you need yourself. The calculator then shows how much to set aside each month from today to have that amount ready.

Formula

Booking = Price × Booking %; Construction = Price × Construction %

Possession Balance = Price × (100 − Booking − Construction) %

Due at Possession = Balance + GST (if any) + Stamp Duty & Registration + Other Charges

Monthly Saving = (Due at Possession − Home Loan) ÷ Months to Possession

Assumptions

  • Stamp duty and registration are assumed to be paid at possession, when the sale deed is registered.
  • Monthly saving ignores interest earned on the money saved.
  • Builder possession charges vary. Use the figures in your project’s cost sheet.

Frequently asked questions

How much is the booking amount for a flat?

It is set by the builder, often around 5–10% of the price for under-construction projects. Under RERA, a promoter cannot take more than 10% of the cost as an advance or application fee before executing a registered agreement for sale.

What is the possession balance?

The part of the price still unpaid when the builder offers possession. Under a 10:90 plan it is 90%, while under a construction-linked plan it is often the last 5–10%.

What charges are paid at possession?

Commonly the remaining instalment, stamp duty and registration, maintenance advance, an interest-free maintenance security (IFMS) or sinking fund, and sometimes club or utility connection charges. Check the cost sheet for your project.

Can a home loan pay the possession balance?

Yes. Lenders disburse against the payment demands raised by the builder, including the final demand at possession, up to your sanctioned amount. Stamp duty and builder charges are usually paid from your own funds.
